Description

Position Title: Part-Time Facilities Maintenance

Department: Facilities

Reports to: Manager of Facilities

Supervision Received: Direct Supervision

Supervision Exercised: None

FLSA Status: Non-Exempt

*Working hours are limited to working less than 29 hours per week and less than 1,000 hours per year.

This position is responsible for supporting all company locations:

- Bastrop, Brenham, Giddings, Lockhart, Manor, Maxwell, and Red Rock.

Essential Duties and Responsibilities:

  • Assist with regular preventative field inspections of Cooperative facilities, substations, warehouses, offices, grounds, and support buildings to help maintain facility reliability and operational readiness.
  • Assist with troubleshooting, repairing, and coordinating basic maintenance of facilities and facility assets.
  • Assist with HVAC maintenance activities supporting maintenance of commercial HVAC equipment under direction.
  • Assist with routine inspections, testing, and verification of building security systems as assigned.
  • Assist with facility construction, renovation, maintenance, and improvement projects
  • Support contractor and vendor activities in the field by helping prepare work areas, coordinating access, verifying basic completion items, and reporting issues to supervision.
  • Maintain Cooperative tools, equipment, vehicles, trucks, and work areas in clean, safe, and working order; verify tools and materials are loaded before leaving for and returning from jobs.
  • Maintain time tickets, receipts, bills, work documentation, inspection notes, and other job-related paperwork in an organized manner.
  • Ensure all work is performed in compliance with OSHA regulations, applicable building codes, fire codes, electrical codes, and Cooperative safety requirements within the scope of the position.
  • Must be able to appropriately handle confidential information and act within the practices established by the Bluebonnet Red Flag policy.

Tools and Equipment Used:

  • Office equipment including computer, printer, copier, scanner, mobile phone, tablet, and other communications devices.
  • Cooperative vehicles, pickup trucks, trailers, utility vehicles, and other assigned fleet equipment.
  • Hand tools and power tools used in facility maintenance, repairs, inspections, grounds maintenance, and light construction activities.
  • HVAC service and diagnostic tools appropriate to assigned tasks.
  • Basic electrical testing equipment when assigned and properly trained.
  • Access control, intrusion detection, surveillance, and alarm monitoring systems as assigned.
  • Ladders, personnel lifts, fall protection equipment, and other safety equipment as assigned.
  • Grounds maintenance and light construction equipment including tractors, shredders, mowers, weed eaters, asphalt and gravel tools, and related equipment.
  • Personal Protective Equipment (PPE) including hard hats, safety glasses, gloves, hearing protection, fall protection, and other safety equipment.

Physical Demands:

  • Frequently required to walk, climb stairs, climb ladders, access rooftops, and work in mechanical, electrical, maintenance, grounds, and storage areas.
  • Must be able to work outdoors for extended periods in varying weather conditions.
  • Must be capable of lifting and carrying up to 50 pounds.
  • Must be capable of operating Cooperative vehicles and assigned equipment.
  • Requires frequent standing, bending, reaching, kneeling, crawling, stooping, climbing, and repetitive motion of hands and fingers such as dialing and keyboarding.
  • Sufficient vision abilities required by this job include close vision, distance vision, color vision, and depth perception.
  • May occasionally work in confined spaces and around energized electrical equipment under direction and within training limits.
  • Majority of work time is spent in the field assisting with facilities, grounds, contractor activities, maintenance issues, and facility projects.
  • Subject to after-hours and weekend work, storm response support, and facility maintenance needs as operational needs require.
  • Exposure to construction sites, mechanical equipment, electrical systems, outdoor environments, and varying weather conditions.
  • May work weekends, holidays, and non-standard hours as operational needs require.
Requirements

Education and Experience:

  • High school diploma or equivalent.
  • General experience in facilities maintenance, building operations, grounds maintenance, construction, HVAC, electrical, plumbing, or related maintenance work preferred.
  • Equivalent combinations of education, technical training, certifications, and experience may be considered.

Licensing and Certification:

  • Valid Texas Driver's License required. Commercial Driver’s License preferred.
  • CPR, First Aid, AED, and Blood-borne Pathogen certification required or obtainable within six months.
  • OSHA 10-Hour Certification preferred.
  • HVAC, electrical, industrial maintenance, or related technical training preferred.

Knowledge, Skills and Abilities:

  • General hands-on knowledge of facility maintenance, grounds maintenance, building repairs, and safe use of hand and power tools.
  • General understanding of HVAC filters, coils, window units, lighting, basic electrical troubleshooting, plumbing fixtures, roofing components, doors, windows, walls, ceilings, parking areas, and grounds maintenance materials.
  • Ability to safely assist with inspections, maintenance tasks, repairs, construction support, and contractor or vendor activities under direct supervision.
  • Ability to follow written and verbal instructions, read labels and basic equipment information, and use correct materials for assigned work.
  • Must have knowledge of standard software systems and Enterprise applications
  • Ability to communicate effectively both orally and in writing with Bluebonnet personnel, contractors, vendors, members, and the public, focusing on improving processes and procedures and maintaining first contact resolution when appropriate.
