Qualifications

Position Title: Facilities Services Specialist – HVAC
Department/Division: Facility Services: Facility Maintenance

Position Summary

Ensures proper operation and maintenance of college heating, ventilating, and air conditioning equipment, as well as acceptable indoor air quality in all facilities.

Essential Functions
  • Performs preventative maintenance, troubleshooting, diagnostics, and limited repairs on HVAC systems and related mechanical/electrical equipment throughout campus, including air handling units, package units, compressors, pumps, motors, exhaust fans, motor controls (VFD), and associated components. Evaluates equipment operation, interprets system conditions, identifies mechanical, electrical, and control-related issues, and determines the most effective method for restoring proper operation. Obtains necessary materials, parts, tools, and equipment to complete assigned work. Ensures safe work practices, lockout/tagout procedures, and applicable maintenance standards are followed while performing mechanical and electrical tasks. Coordinates with mechanical, electrical, and controls contractors performing campus work to support timely repairs, preventive maintenance, and system reliability.
  • Overseas and maintains HVAC operations at the Central Plant, including chillers, boilers, cooling towers, compressors, vacuum pumps, and related water treatment systems; monitors and makes adjustment using the Building Automation System (BAS), reviews daily HVAC system reports, and recommends system improvements.
  • Works on special projects on campus to repair and facilitate the overall improvement in the facility operation; works with other Facility Services Specialists and Technicians to complete assigned tasks requiring a team of workers
  • Assists in the Energy Management System and monitors the performance of HVAC cooling and heating systems. Performs miscellaneous repairs and/or assists with construction projects on the college facility. Completes work order forms and logs time and costs. Assists with hurricane and severe weather preparedness.
  • Serves weekly on-call rotation (Thursday - Wednesday)
  • Performs other duties of a similar nature or level as assigned.
  • 100% on-site presence.
Qualifications
  • High school diploma required. Associate’s Degree in Industrial Technology preferred.
  • Three (3) years of HVAC experience.
  • Training or general working knowledge of HVAC systems, BAS controls, and mechanical and electrical systems.
  • Preferred knowledge of computer integrated energy management HVAC mechanical and electrical control systems.
  • Mechanical and electrical switch gear operations proficiency.
  • Ability to operate lifting equipment such as Genie Lift, Forklift, and JLG.
  • Ability to use mechanical and electrical tools.
  • Ability to use forklift when unloading materials and supplies at receiving area.
  • Discuss work orders and building or equipment maintenance problems with supervisor, other Facility Service Specialists, staff and contractors. Use two-way radio. Must have the ability to meet the needs and concerns of college customers. Must possess the ability to get along with others, work under stress, and follow directions.
  • Creativity required to analyze electrical or other maintenance problems and determine most efficient manner of repair or resolution of problems; creatively use tools and equipment to correct problems that cannot be resolved through traditional methods; use judgement and knowledge or electrical principles to maintain safety; organize work load daily and set priorities.
  • Read manuals; electrical schematics; safety instructions; warnings; blueprints; work orders.
Equipment Used
  • Duty 1: tools and equipment to perform proper PM’s on mechanical and electrical equipment (grease guns, oil, etc.).
  • Duty 2: computer to monitor the overall performance of the Energy Management/BAS systems.
  • Duty 3: pressure washer and cleaning tools for HVAC coils, screens and air handling equipment.
  • Duty 5: various volt meters, drill motor, rotary hammer, portable band, pipe threading machine, electric lift and a range of hand tools.
  • Duty 5: scaffolds and various types of ladders.
Preferred Qualifications
  • Universal 608 certification, State of Texas ACR certification.
Physical Demand
  • STANDING/WALKING: For most tasks on tile, carpet, and concrete to maintain and repair air handling units; on ladders to maintain or repair ceiling mounted air handling equipment.
  • SITTING:
  • VISION: To find air handling units in ceiling; to see internal workings and diagnose problems; to remove and replace parts, motors, and filters. Color perception required.
  • HEARING/TALKING: To communicate with persons throughout campus who report problems with air conditioning; to communicate with co-workers; to listen for air leaks, motor, pump and bearing problems.
  • LIFTING/CARRYING: Ladders, tools, parts, equipment.
  • FINE DEXTERITY: To perform mechanical and electrical work with small tools, parts, or wires; work on the inside of machinery and/or equipment.
  • HANDLING: Tools, equipment, supplies; required to move large or bulky items such as filter boxes, doors, or lumber; bi-manual dexterity and eye/hand coordination required.
  • KNEELING/CRAWLING: To repair or maintain mechanical and electrical equipment at floor or elevated levels; in the boiler room or pent houses may be required to assume a variety of positions to work under and around pipes and other structures and fixtures; to work overhead may be required to twist while lifting, pushing or pulling.
  • CLIMBING: Ladders and stairs; balance required to work on ladders to clean and service HVAC systems or change filters.
  • REACHING: To change filters; repair and replace belts; work on overhead HVAC units.
  • PUSHING/PULLING: Changing filters, pulleys, belts, bearings, motors, pumps, etc.
  • FOOT CONTROL: To drive college vehicle and equipment on and off campus. To operate powered man lifts and lifting equipment to inspect and repair mechanical and electrical equipment. To drive college fork lift as required.
