Job summary

Action Property Management is seeking a skilled Painter to maintain and repair common areas within HOA buildings. This role requires coordinating with building systems and external contractors to ensure high standards of upkeep.

You will handle painting tasks, surface preparation, and finishes to meet specifications. Schedule is Sunday through Thursday, 8:00 AM to 4:30 PM, with a comprehensive benefits package.

Qualifications

Responsibilities

• Perform all types of commercial painting work.
• Prepare surfaces for painting (washing, scraping, sanding, etc.).
• Mix and match paints and coatings to achieve desired results.
• Caulk and repair holes; replace glass in windows/doors as needed.
• Set up ladders/scaffolding and operate painting equipment.
• Paint buildings and fixtures with brushes or spray equipment.
• Prepare walls and hang wall coverings as required.
• Order supplies and manage tools and storage.
• Coordinate with contractors and vendors; ensure safety/compliance.

Job Summary

This position functions as a Painter and performs skilled work involving the maintenance and repair of the building. The Painter is responsible for maintaining, correcting deficiencies, and/or making repairs to all "common areas" within the Association, as defined in the Association's governing documents. The Painter shall oversee and coordinate the safe and efficient operation and maintenance of all necessary building systems, and shall possess a basic understanding of all systems servicing standard residential units.

Sunday-Thursday; 8:00 AM - 4:30 PM

Responsibilities

• Performs all types of commercial painting work
• Prepares various surfaces for painting by washing, scraping, burning, sanding, sandblasting or other means as necessary
• Mixes, matches, and blends various paints, enamels, lacquers, varnishes, stains and special protective coatings to achieve desired color, consistency, and drying properties
• Caulks, putties, cements or plasters holes and cracks. Cuts and replaces glass in windows and doors
• Erects and uses ladders, scaffolding, and swinging stage equipment as required
• Paints buildings, structures, equipment, and furniture using brush, spray gun or other applicator
• Prepares wall and hangs paper or other wall covering material
• Determines quantities and requests supplies orally or in writing
• Cleans and stores tools and equipment and cleans work sites
• Oversee all facets of the daily operations of the building, ensuring compliance with HOA policies and regulations as required by code and regulatory enforcement agencies
• Monitor and maintain optimum performance of all building systems to include mechanical, electrical/electronic, fire life safety, smoke control, security, HVAC and water circulation system
• Coordinate and interact with external contractors and vendors
• Implement preventative maintenance programs

Qualifications

• Painting experience in a luxury high-rise community or hotel
• HOA experience is a plus
• Strong verbal and written communication
• Team player attitude
• HVAC certificate and EPA/608 License is a plus
• Familiarity with the Uniform Commercial Building Code is a plus
• Familiarity with boiler and chiller repairs is a plus
• Fire system management experience is a plus
