Job summary

KW Property Management LLC on South Beach is seeking a Painter to maintain the internal areas of the building, with attention to external parts as part of the Maintenance Team. Schedule: Tuesday - Saturday 8:00am - 4:30pm or 9am - 5:00pm.

The role supports the Building Maintenance Department, performs routine maintenance tasks, and adheres to safety procedures while keeping areas clean and well-kept for residents and guests.

Qualifications

• Minimum 1 year of working in grounds maintenance or janitorial work.

Responsibilities

• Keep storage areas and carts stocked, clean, and orderly. Complete required forms and work orders.
• Routinely inspect common areas to ensure they are clean and aesthetically pleasing.
• Maintain assigned equipment in good working order.
• Report maintenance items to Building Maintenance Department.
• Observe safety procedures and report hazards.

The Painter is required to maintain the internal areas of the building without neglecting the external parts being part of the Maintenance Team.

Duties and Essential Functions

• Keep storage areas and carts well stocked, clean, and orderly. Complete all required forms and work orders.
  Routinely inspect common areas to ensure they are kept clean and in an aesthetically pleasing condition.
• Maintain assigned equipment in good working order.
• Report all maintenance items including but not limited to burned out lights, leaks, broken equipment to the Building Maintenance Department.
• Observe necessary precautions to protect residents, guests, and property, and report damage, theft, and found items to supervisors.

Properly use new equipment and follow safety procedures before using this equipment.

Physical Demands

• Position requires exposure to outside weather and conditions. Moderate noise level.
• Ability to work with and around chemical solutions
• Ability to stand for extended periods of time, walk and climb stairs, climb ladders, crawl in small, tight spaces; bend and/or kneel; lift and/or move and/or carry up to 20 pounds or more in the work environment.
• Ability to manipulate, touch, grasp, and feel objects and equipment.
  Ability to reach with hands and arms.
  Ability to quickly and easily navigate the property/building as needed, fulfilling the functions of the job.
  Ability to repeat various movements with wrists, hands, and fingers.

Position Type/Expected Hours of Work

Work days and hours will be determined at the job site. This schedule may change to accommodate the business needs of the company.

Required Education and Experience

• Minimum One (1) year of working in grounds maintenance or janitorial work.
• Must have the ability to react to and address all emergency situations in a timely manner.
• Effective written and verbal communication skills.

Employee reports directly to department supervisor.
