Job summary

EquipmentShare is seeking a Construction Project Manager to act as an Owners Representative for development and construction initiatives in the SW Chicago, IL area. The role focuses on site selection, entitlements, design coordination, budgeting, and vendor management to deliver projects on time and within budget.

We offer a competitive salary range of $85K-$120K, plus quarterly bonus potential and a truck or vehicle allowance.

Qualifications

Bachelor's degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or related field.
10+ years of experience in construction, development, or site acquisition.
5+ years of managing multiple commercial and/or industrial projects over $1 million.
Experience with steel-frame buildings and remodels of existing structures.
Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
Proficiency in budgeting, cost forecasting, contract negotiation, and consultant management.
Proficient in construction software such as Google Sheets, Procore, and Bluebeam.
Excellent communication, negotiation, problem-solving, and organizational skills.
Must hold a valid driver’s license and have a clean driving record.
Willing and able to travel up to 50% of the time.

Responsibilities

Source and secure new development sites aligned with company strategy and conduct due diligence.
Negotiate PSAs and Lease Agreements with legal counsel support.
Lead entitlement process including rezoning, permits and environmental approvals.
Coordinate with municipalities, utilities, DOT, and local agencies.
Prepare and review bid packages, manage bid processes and contracts.
Oversee design and construction deliverables with architects, engineers and consultants.
Manage budgets across acquisition, entitlement, design, and pre-construction.
Monitor construction progress and ensure timelines and budget targets are met.
Close out projects with punch lists, warranties and inspections.
