Job summary

EquipmentShare in Dallas, TX is seeking a highly experienced Construction Project Manager to serve as Owners Representative, leading site selection, entitlements, design coordination, budgeting, and construction oversight. You will manage PSAs, permits, bids, and vendor contracts, travel up to 50%, and partner with legal, engineers, and GC teams to deliver projects on time and within budget.

A bachelor's in a related field and 10+ years of commercial/industrial experience are required.

Qualifications

Bachelor’s degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or a related field.
10+ years of experience in construction, development, or site acquisition.
5+ years of managing multiple commercial and/or industrial projects over $1 million.
Experience with steel-frame buildings and remodels of existing structures.
Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
Budgeting, cost forecasting, contract negotiation, and consultant management experience.
Proficient in construction software such as Google Sheets, Procore, and Bluebeam.
Excellent communication, negotiation, problem-solving, and organizational skills.
Must hold a valid driver’s license and have a clean driving record.
Willing and able to travel up to 50% of the time.
Ability to be hands-on at job sites.

Responsibilities

Source and secure new development sites aligned with company strategy.
Conduct due diligence: feasibility, zoning, environmental assessments, and risk.
Negotiate PSAs and Lease Agreements with legal counsel support.
Lead full entitlement process including rezoning, permits, variances, and environmental approvals.
Serve as liaison with municipalities, utilities, DOT, and local agencies.
Attend pre-application meetings and coordinate with community stakeholders.
Prepare and review bid packages; manage bid processes.
Review construction documents (civil, MEP, architectural, structural).
Ensure designs align with company standards and regulatory requirements.
Develop scopes of work for remodels; conduct site surveys.
Use Bluebeam to mark up plans and manage revisions.
Develop and manage project budgets across phases.
Forecast project costs and manage contingencies.
Oversee compliance with timelines, standards, and contract terms.
Participate in weekly project meetings to evaluate cost, schedule, and design.
Manage project closeout: punch lists, warranties, inspections.
