Job summary

SFR3 LLC in Cincinnati seeks an Owner’s Representative overseeing renovations nationwide. You will ensure quality, manage field teams, and act as the lynchpin between field staff and headquarters to deliver hundreds of homes on time and on budget.

You’ll coach teams, sign off on completed projects, and drive pride of ownership while aligning with company standards and growth objectives in a fast-paced, software‑driven operation.

Qualifications

• Ownership mindset; proactive, self‑directed, and action biased.
• 5–10 years renovation/construction experience; knowledge of plumbing, electrical, HVAC, and building codes.
• Real estate or home inspection experience a plus.
• Excellent, empathic communication skills.
• Ability to coach with authority, influence others, and hold people accountable.
• Comfort with technology to manage the workload; openness to new tools.

Responsibilities

• Oversee ongoing renovation projects; daily site visits and quality checks.
• Walk homes to ensure SFR3 standards; mentor renovation managers.

The Fund renovates distressed homes, using software‑driven operations to run many tertiary markets concurrently. Your Mandate

As SFR3’s portfolio grows, the need for quality control and ownership in every market grows with it. Maintaining consistent and impeccable quality nationwide as we scale is of vital importance to our mission. But being the Owner’s Representative is more than Quality Control. To the team in the field, you are the owner – you don’t just hold them accountable, you help them win. You do this by representing and instilling SFR3’s pride of ownership in the field by collaborating and fostering a team mentality. You’re a player and a coach; you set the bar high, and help the team meet it. What you’ll be doing

• Supervising ongoing work. Spot checking dozens of concurrent projects, acting as eyes and ears for headquarters. Walking homes daily to ensure SFR3 standards are met and expectations are understood. Checking paint, electrical installations, fixtures, and mentoring renovation managers to continuously improve.
• Certification and signoff. Walking every home in renovation and serving as the gate‑keeper. Your approval determines when a project is complete and directly impacts bonuses and success.
• Coaching and motivating. Representing the owner by motivating the team, clarifying the "WHY", and building pride in every home.
• Leveraging physical presence to serve as eyes and ears, staying organized, and identifying differences between high‑quality work and work that will fail in 90 days.
• Estimating and scoping with pinpoint accuracy.
• Ensuring budget adherence in your market; estimating, scoping, and completing every renovation on budget.
• Managing sale/appraisal value, monthly rent achieved, and move‑in experience – the ultimate measures of quality.
• Increasing volume by enabling the team to handle more projects simultaneously.

You’ll need

• An ownership mindset – proactive, self‑directed, and highly motivated, with a bias toward action.
• 5‑10 years of renovation/construction experience, knowledge of plumbing, electrical, HVAC, and local and national building/property management codes. Real estate or home inspection experience a plus.
• Excellent, empathic communication skills.
• Ability to coach with authority, influence others, and hold people accountable while keeping them motivated.
• Comfort with technology to manage the workload; enjoyment of adopting new tools to improve productivity.
