SFR3 Fund in St. Louis seeks a hands-on General Manager to run the market end-to-end, overseeing renovation, maintenance and turnover to maximize ROI. You’ll own the P&L, optimize cost, quality and speed, and drive disciplined operations with a bias for action.

Your Mandate

As a General Manager, you're not just managing a market—you’re running a business. Covering the St. Louis market, you'll oversee the entire investment lifecycle from renovation through maintenance and turn, ensuring every dollar delivers outsized yield. This role demands hands-on hustle, strategic oversight, and a relentless ownership mentality.

Your Responsibilities

You are the fund's eyes and ears in the market. You'll scope homes, solve problems in real-time, and drive performance across cost, quality, and speed. You'll be trusted to make strategic maintenance and capital expenditure decisions, build the right teams, and keep your markets lean and profitable.

Production & Execution
  • Own all renovation, maintenance and turn activity across your region
  • Scope homes and drive daily progress
  • Eliminate renovation backlogs with urgency and discipline
  • Provide the leasing team with accurate project delivery dates
  • Ensure timely, high-quality completions aligned with HUD/HQS standards
Financials & Yield
  • Maximize ROI on every home
  • Strive to deliver high yield returns while ensuring projects meet SFR3 standards for quality, spec and timeliness
  • Monitor and improve TVP, overhead, and margin performance
  • Operate within overhead targets and manage vendor spend with precision
Strategic Management
  • Make data-informed decisions across projects, vendors, and team deployment
  • Collaborate cross-functionally with centralized teams
  • Ensure your region performs as a self-contained business unit
Team & Partner Leadership
  • Lead and empower local teams, vendor crews, and market partners
  • Identify gaps and build the bench with capable, reliable talent
  • Set expectations, lead by example, hold the line, and build a culture of ownership
Performance Metrics
  • Cost-to-complete accuracy
  • Renovation cycle time and backlog elimination
