Job summary

LDG Development LLC in Dallas seeks an Operations Specialist to support HQ-level operations and on-site activities across our nationwide portfolios. You’ll drive leasing strategy, cash flow management, and financial reporting while coordinating maintenance and resident services.

The role requires strong leadership, budgeting experience, and proficiency with RealPage and Microsoft Office. Hybrid work in Dallas is offered with travel up to 95% as needed.

Qualifications

  • Four (4) years of property management experience in affordable housing markets.
  • Strong leadership and organizational skills with ability to manage multiple tasks.
  • Background in operations, financials, budgeting, leasing, marketing, and facilities.
  • Proficient with property management software including RealPage, Microsoft Office, and Google Workspace.
  • Ability to follow written and oral directions and problem-solve.
  • Strong communication and client relations; supervisory experience preferred.

Responsibilities

  • Must be willing to travel up to 95% of the time weekly and at times over the weekend.
  • Lead on-site maintenance technicians, office staff, and leasing team members using industry experience and strong communication.
  • Direct day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, leasing, and upkeep.
  • Develop working income by managing cash flow requirements and leasing strategy.
  • Analyze and produce monthly financial statements, including variances from budget and cash management.
  • Maintain complete community files and records, including audits to ensure lease data is input correctly.
  • Analyze monthly financial statements and prepare detailed budgets and operating forecasts.
  • Coordinate collection and documentation of all revenues following residents' lease obligations.
  • Engage, contract, supervise, and approve invoices for goods/services to maintain the community.
  • Manage resident relations regarding repairs, rent charges, lease issues, and concerns.
  • Produce professional business writings, assessments, memos, and projects from findings.
  • Strive for improvements in community performance to meet financial and operational goals.
  • Contribute to department platform developments and company-wide rollouts; provide feedback.
  • Recruit, onboard, and train onsite team members; clarify roles and responsibilities.
  • Analyze and communicate with operations teams about the community’s features and needed support.
  • Participate in Solidago training and monitor onsite team progress.

LOCATION: Hybrid in Dallas

SUMMARY

As an Operations Specialist, you function at an HQ level while supporting on-site. This position will have a heavy focus on maintaining the community’s operations, accounting, and financial sectors, including but not limited to leasing and marketing. These assignments will vary by location, asset types, and teams across our nationwide portfolios. The Operations Specialist will effectively direct and coordinate the community’s overall operational activities.

RESPONSIBILITIES (Including but not limited to):
  • Must be willing to travel up to 95% of the time weekly and at times over the weekend
  • Successfully lead on-site maintenance technicians, office staff, and leasing team members using previous industry experience, communication skills, and customer service.
  • Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, leasing, and ongoing facility upkeep.
  • Develop working income for operating the property by managing cash flow requirements and leasing strategy.
  • Analyze and produce monthly financial statements, including operating variances from budget, cash management, and strategies for collecting receivables.
  • Maintain complete and accurate community files and records, including finalized audits to ensure lease data has been input correctly into management software.
  • Ability to analyze a monthly financial statement and prepare detailed budgets and operating forecasts.
  • Coordinate collection and documentation of all revenues following residents' lease obligations.
  • Engage, contract, supervise, and approve invoices for all goods/services required to maintain thecommunity.
  • Manage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding rent charges, lease issues, and other resident concerns.
  • Demonstrate a positive, professional, and client-oriented attitude about the company with team members, residents, and clients. Produce professional business writings, assessments, memos, and projects based on assignment findings.

QUALIFICATIONS
  • Four (4) years of experience in property management in affordable housing markets
  • Demonstrated Leadership Skills, Excellent time management, and organizational skills.
  • Must have a strong background in operations, financials, budgets, residential law, leasing, marketing, and facilities principles.
  • Advanced knowledge of property management software, including but not limited to RealPage, Microsoft Office, and Google Workspace.
  • Ability to understand and carry out industry-specific written and oral directions with a positive, innovative approach to problem-solving.
  • Presents ideas in a clear, concise, understandable, and organized manner; negotiates, persuades, and modifies opinions to reach the goals/objectives of the organization.
  • Independently performs as a project leader and team member.
  • Ability to work efficiently with a high level of accuracy, attention to detail, and follow-through.
  • Neat, professional appearance.
  • Strong client relations skills and previous supervisory experience are required.

WORK ENVIRONMENT

Youare required towork both inside and outside of the office and in all areas of the residential property, including amenities, and have frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous

Employees working remotely are required to adhere to the same work schedule in effect at the office unless otherwise agreed to in writing with your manager as needed to support the Company’s business needs. Employees are expected to work a full eight (8) hour day and be available during these hours unless an alternate schedule is approved by the employee’s manager. Any need for time away from work for doctor’s appointments, errands, personal time, and vacation must be requested in advance and approved by the employee’s manager.

PHYSICAL DEMANDS

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the property—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind.

Team members must be capable of lifting or moving items up to 20 pounds andpossessadequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may berequiredfor training, property support, or other job-related needs.
