Job Description

CTR Group is seeking an Operations Manager for an upscale Residential Community in the Williamsburg, VA area.

A great work environment!

A Part-Time Temp-Hire Position, 25 hours per week with possibility to become Full-Time.

Pay Rate: $18 per hour, with increases possible after hired perm.

SUMMARY:

The Operations Manager will be responsible for managing and directing contractors, evaluating and validating contracted deliverables, preparing and advertising requests for proposals and contracts for facilities, grounds, and pool maintenance, and maintaining positive interactions with the Association membership in completing all operations and maintenance tasks and work orders. The role requires physical ability to actively walk and inspect the grounds across 163 acres of common areas.

JOB DUTIES:

The Operations Manager will be trained in all these functions:

  1. RFP/Budgeting: Prepares written requests for proposals and contracts for various contracts. Tracks and reports all contract budgets and expenditures. Assists in developing proposed budgets.
  2. Building/Facility Maintenance: Evaluates conditions of all common area buildings and facilities, schedules necessary repairs or replacements, and researches cost-effective solutions.
  3. Pool Operation & Maintenance: Assesses the condition of swimming pools and schedules repairs. Oversees contracted pool operations and addresses inquiries or complaints.
  4. Landscape Maintenance: Checks grounds, undeveloped lots, and irrigation systems; recommends maintenance strategies; monitors contractor performance and validates services before payment.
  5. Irrigation System Maintenance: Plans improvements and repairs, updates drawings, and manages budgets for irrigation systems.
  6. Stormwater Pond (BMP) Maintenance: Assesses BMP components, sets maintenance goals, monitors contractor work, and works with JCC Stormwater on grants.
  7. As-Built Drawings: Maintains files for all common areas, facilities, and amenities.
  8. Reserve Analysis: Updates analysis to track and evaluate the replacement of structures and components.
  9. Work Order Management: Tracks and documents work orders through completion and reporting.
