Job summary

JLL is seeking an Operating Engineer to support operation, inspection and maintenance of mechanical, HVAC, electrical and plumbing systems. The role involves completing a range of maintenance tasks, maintaining CMMS, performing preventive maintenance, and participating in safety and training programs.

Schedule is Monday–Friday with weekends and overtime as needed on a rotating on-call basis. Candidates should have 3+ years of related experience and be capable of lifting up to 50 lbs and using

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education, union training, military service or college is desirable.
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).

Responsibilities

• Complete assigned tasks including painting, pressure washing, lighting maintenance, plumbing, HVAC, water treatment, locksmith work and general maintenance.
• Maintain work order system (CMMS) daily and complete tenant service requests.
• Perform preventive maintenance and inspections.
• Support on-call or emergency response situations.
• Troubleshoot electrical, DDC and pneumatic controls.
• Comply with safety procedures and participate in training programs.

What this job involves:

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.

Schedule: Monday through Friday. Weekends and overtime as needed with a rotating on-call schedule.

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

Required Qualifications:

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs
• Comfort using ladders up to 30 feet tall
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills
