Job summary

JLL in Houston seeks an Operating Engineer to keep client facilities running smoothly and safely. You will perform essential maintenance, repairs, and improvements across building systems in collaboration with our operations team to ensure compliance and exceptional service that supports client operations.

You will handle interior repairs, lighting maintenance, and basic HVAC/electrical tasks, support tenant requests and special projects, and participate in safety inspections while maintaining

Responsibilities

  • Perform interior repairs including doors, tiles, patching, painting, and finishes to maintain safety and professionalism
  • Execute lighting maintenance by replacing bulbs/ballasts and assist with equipment repairs and preventive maintenance
  • Support tenant service requests and projects such as painting, locksmith work, furniture moves, and relocations
  • Conduct facility inspections and walkthroughs, document conditions and identify hazards
  • Perform minor plumbing, assist with basic HVAC/electrical tasks, and manage hazardous materials safely
  • Maintain housekeeping standards, recognize hazards, and ensure compliance with regulations and JLL safety procedures

What this job involves:

As an Operating Engineer at JLL, you'll be the hands-on expert who keeps our client's facilities running smoothly and safely. This dynamic role combines technical expertise with problem-solving skills as you perform essential maintenance, repairs, and improvements across building systems and interior spaces. You'll work collaboratively with our operations team to ensure compliance with all safety regulations while delivering exceptional service that directly supports our clients' business operations and contributes to JLL's reputation for facilities excellence.

What your day-to-day will look like:
  • Perform general interior maintenance including repairs to doors, floor and ceiling tiles, patching, painting, and maintaining building finishes to ensure a safe and professional environment
  • Execute lighting system maintenance by replacing bulbs and ballasts, and assist the operations team with building equipment repairs and preventative maintenance activities
  • Support tenant service requests and special projects such as painting, locksmith work, furniture moves, and equipment relocations to meet client needs efficiently
  • Conduct assigned facility inspections and due diligence walkthroughs, documenting as-found conditions and identifying potential safety hazards or maintenance concerns
  • Perform minor plumbing repairs, assist with basic HVAC and electrical tasks, and ensure proper storage, usage, and disposal of hazardous materials in accordance with safety protocols
  • Maintain excellent housekeeping standards in all work areas, recognize danger and safety hazards, and proactively propose methods to eliminate risks while ensuring compliance with State, County, City Ordinances, and JLL safety procedures
Required Qualifications:
  • High school diploma or GED equivalent with valid state driver's license
  • Minimum of three years of hands-on experience in general building repair and maintenance, including basic HVAC, plumbing, and electrical systems
  • Proven ability to comply with safety procedures and regulations, including safe handling of hazardous materials
  • Excellent communication skills in English (both oral and written) with strong interpersonal abilities to work effectively in teams and with other trades
  • Physical capability to perform demanding tasks including frequent walking, climbing, bending, kneeling, lifting materials up to 40 lbs, and working from ladders up to 12 ft or aerial/scissor lifts at heights
Preferred Qualifications:
  • Completion of applicable technical training program or vocational certification in facilities maintenance or related field
  • Experience working in commercial office buildings or corporate facilities environments
  • Familiarity with computerized maintenance management systems (CMMS) or work order tracking software
  • Basic knowledge of building automation systems and energy management practices
  • Previous experience in a client-facing service role demonstrating strong customer service orientation
