Job summary

Essex Property Trust, Inc. is seeking a Maintenance Technician to perform routine and preventive maintenance across one or more properties to uphold asset quality and resident satisfaction.

You will respond to maintenance requests, prepare vacant units, and conduct regular inspections while adhering to safety codes and on-site procedures. The role requires on-site work five days a week, with on-call duties as needed.

Qualifications

• High school diploma or GED required or equivalent.
• 2+ years of property management or related maintenance experience.
• HVAC and/or CPO license preferred.
• Hands-on knowledge of electrical, plumbing, and appliance repair.
• Ability to read, write and speak English; strong organizational skills.
• Knowledge of safety regulations and building codes.

Responsibilities

• Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances.
• Repair and maintain interior and exterior features of the property, including doors, windows, walls, flooring, and fixtures.
• Respond to maintenance requests from residents with timely, efficient resolution.
• Prepare vacant units for new residents, including painting, cleaning and repairs.
• Conduct regular inspections of the property and implement a preventive maintenance schedule.
• Respond to emergency maintenance requests and be on-call as required (evenings, weekends, holidays).
• Ensure compliance with safety regulations and report hazards to supervisors; maintain tools and stock; complete documentation.
