Job summary

PEP Housing is seeking a Community Manager for a senior apartment community in Ukiah. The role involves ensuring site-level activities with other departments, living on site, and managing a range of housing programs to meet regulatory and funding requirements.

The candidate will oversee tenant selection, rent collection, recertifications, and ongoing safety and maintenance, while coordinating with the Regional Portfolio Manager to ensure high-quality living environments for residents.

Qualifications

• Minimum of two years’ experience managing affordable housing developments including HUD Section 202 PRAC and LIHTC properties.
• Knowledge of California housing laws including Fair Housing and Landlord/Resident laws preferred.
• Ability to perform complex household income calculations and rent calculations.
• Promote harmonious relations among staff, residents, vendors, and the community.
• Proficient with computer software: Windows, MS Office; experience with Yardi Voyager.

Responsibilities

• Follow the application process to meet funding and legal requirements.
• Build community through regular resident gatherings.
• Review applications, verify information, and show units.
• Manage move-ins/outs in Yardi; handle deposits, leases, and occupancy terms.
• Maintain rent rolls, collect rents, and input data into Yardi.
• Ensure recertification requirements are met on time.
• Prepare and maintain resident documents and reports for Regional Portfolio Manager.
• Support day-to-day management and property upkeep; participate in meetings.
• Schedule unit upgrades and coordinate with Maintenance for turnovers.
• Assist in emergencies and ensure safe property operations.
