Job summary

J&A, Inc. is seeking a Maintenance Technician to perform various maintenance duties for residential units, including basic plumbing, electrical, painting, appliance repairs, cleaning, and prep for inspections.

You will report to the Maintenance Supervisor and support routine duties to ensure high-quality living environments. You will assist with move-in/move-out inspections, routine inspections, and make-ready procedures for vacant units, while keeping accurate records of maintenance

Qualifications

• High school diploma or equivalent.
• Valid driver's license and acceptable driving record.
• Ability to bend, lift, climb stairs/ladders, and use hand tools.
• Ability to read, speak and comprehend work orders and safety regulations.
• Basic understanding of building systems (electrical, plumbing, etc.).
• Good communication with residents and co-workers.

Responsibilities

• Performs basic repairs to appliances, fixtures, switches, outlets, and/or circuits.
• Performs light plumbing work, such as clogs, replacing fittings.
• Performs carpentry work including doors, shelves, and painting.
• Replaces damaged glass, tile, carpet, window screens/blinds, etc.
• Reports maintenance and resident concerns to Maintenance Supervisor.
• Responds to work orders within 24 hours when possible.
• Keeps detailed records for preventive maintenance, work orders, and inventories.
• Assist Site Manager with move-in/move-out inspections.
• Participates in inspections required by federal/state agencies.
• Executes Make-ready procedures for vacant units.
• Identifies and handles safety measures; maintains lighting and secure storage areas.
• Attends training; adheres to OSHA, Fair Housing and ADA standards.
