Job summary

Software Placement Group, SPG, is seeking a Purchasing Manager in Fort Lauderdale, FL, to lead subcontractor bidding, contract negotiation, and cost estimating across multiple residential communities. This role ensures qualified, competitive subcontractors and smooth field operations.

You will develop bid packages, vet new bidders, evaluate bids, award contracts, monitor performance, and manage subcontractor insurance and licenses, coordinating with Risk Management until project completion.

Qualifications

• Bachelor's degree in Construction Management, Business Administration, or a related field.
• Minimum of 4 years of experience in Construction Management.
• Residential construction experience is a plus.

Responsibilities

• Develop bid packages and coordinate bid outreach to subcontractors.
• Continuously research and vet new competitive subcontractors.
• Evaluate received bids against bid packages, analyze pricing relative to estimates and budgets, and negotiate contract terms and pricing.
• Award and write contracts, documenting negotiated terms.
• Monitor subcontractor performance against contract terms and field personnel needs, revising contracts as needed to improve construction quality or material quantities.
• Mediate issues between subcontractors and field personnel to maintain productive working relationships.
• Create job cost estimates for multiple trades across various plans and communities, based on community standard features, current industry costs, and subcontractor knowledge.
• Communicate with architects and engineers regarding plan changes, issues, and inconsistencies.
• Maintain up-to-date knowledge of construction materials, methods, and emerging technologies across trade industries.
• Monitor competitor offerings to stay ahead in the residential marketplace.
• Receive and evaluate outstanding subcontractor invoices, identify recurring billing or budgeting issues, and meet with relevant stakeholders to resolve them.
• Collect and help manage subcontractor insurance and license information for new projects, coordinating with Risk Management to maintain proper documentation through project completion.
• Perform other related duties as requested by management
