Job summary

The Integral Group is seeking a Service Manager to oversee maintenance operations across the community. You will supervise service staff, coordinate with regional teams, manage work orders in Yardi, and ensure compliance with safety and quality standards.

You will lead preventive maintenance, curb appeal, and budget control while maintaining 24/7 on-call readiness and timely response to emergencies, ensuring move-ins and turnovers meet defined timelines.

Qualifications

• Minimum 3 years of apartment maintenance experience.
• Supervision experience in a similar role.
• Experience dealing with customers.
• Must be certified Universal or Type I/II refrigerant recovery.
• High School Diploma or GED.
• Strong writing skills for filling out work orders.
• Basic computer skills including Excel and Word.

Responsibilities

• Oversee maintenance priorities and service requests to SLA.
• Supervise service staff including technicians and housekeepers.
• Coordinate preventive maintenance and inspections.
• Manage budgets, purchasing, and vendor compliance.
• Ensure 24/7 on-call readiness and emergency response.
• Lead performance evaluations and staff recruitment.
