The BLVD Boutique Apartments in Las Vegas is seeking an on-site property manager to lead leasing and maintenance, drive performance, and be the primary contact for residents and ownership. This role manages a 120-unit community with a focus on occupancy and budget adherence.

Applicants should have 3+ years in multi-family management, be proficient in AppFolio, and hold relevant Nevada licenses. Full-time, on-site position with growth opportunities and competitive pay.

Formación

• 3+ years managing multifamily communities of 75+ units.
• Direct supervision of leasing and maintenance staff.
• Fluent in AppFolio for leasing, work orders, collections and reporting.
• Knowledge of Nevada landlord-tenant law (NRS 118A) and Fair Housing.

Responsabilidades

• Supervise leasing agent and on-site maintenance team.
• Set weekly and monthly leasing goals; track tours, applications, and conversions.
• Prioritize work orders; ensure maintenance response and turn times.
• Conduct property walks with maintenance to schedule repairs.
• Monitor market comps; suggest pricing and concessions to leadership.
• Deliver weekly occupancy, leasing activity, delinquency, and unit turn reports.
• Draft, review and execute leases, renewals, and addenda.
• Oversee rent collection and delinquency follow-up.
