Job summary

YMP Real Estate Management, LLC. is seeking a Maintenance Technician to handle day-to-day maintenance, repair, and make-ready tasks at a 200+ unit Class C property with workforce housing and Section 8 residents.

You will perform plumbing, electrical, HVAC, appliance repair, and carpentry while keeping real-time records in Yardi Voyager 8. A strong multitasker who can work with management and owners is essential.

Qualifications

• High School education or equivalent.
• 3+ years of experience as a Maintenance Technician in the property management industry, including experience at a community of 200+ units.
• Experience working at a Class C property with workforce housing and Section 8 Housing Choice Voucher residents.
• Hands-on expertise across core maintenance trades, including painting, plumbing, appliance and garbage disposal repair, window treatment installation and repair, leak detection, and HVAC servicing.
• Working knowledge of electrical, carpentry, and general appliance repair.
• EPA certification (Type I, II, or Universal) preferred; HVAC certification a plus.
• Hands-on knowledge of and experience with Yardi Voyager 8, including creating and closing work orders, tracking make-ready status, and uploading documentation/photos.
• Ability to multitask and manage multiple work orders and priorities in a fast-paced environment.
• Ability to work closely and communicate effectively with upper management and an engaged ownership group that visits the property weekly.
• Good customer service and follow-up skills, with the ability to communicate clearly with residents and staff.
• Highly organized, with the ability to maintain accurate records and documentation.
• Available to work the schedule assigned as needed, including evenings, weekends, and on-call/emergency coverage as required by property needs.
• Valid driver's license and reliable transportation preferred.

Responsibilities

• Walk all units prior to move-out to assess condition and identify damages.
• Take before and after pictures of every move-out and move-in for documentation.
• Upload all photos to Yardi Voyager 8 in a timely manner.
• Record all newly installed appliances in Yardi Voyager 8 with serial and unit numbers.
• Ensure all appliance and materials purchases follow company policy before purchase.
• Maintain make-ready knowledge and track vacant units in Yardi Voyager 8.
• Complete the make-ready process for vacant units, including punch-list repairs, painting, cleaning, and final inspection.
• Create detailed work orders in Yardi Voyager 8 with unit, issue, materials used, and time spent.
• Complete resident service requests/work orders in a timely manner according to policy.
