Paycom - ATS is seeking a Maintenance Technician in the Los Angeles area to support day-to-day property operations. Responsibilities include HVAC, electrical, plumbing, carpentry, pool care, and appliance repairs, with make-ready duties and active participation in inspections.

Requires 2 years of on-site property maintenance experience (supervisory background preferred) and a high school diploma or GED. On-site housing is required, with 1/3 FMV rent discount provided.

Responsibilities

  • Maintain day-to-day operations and physical assets under supervision.
  • Perform apartment make ready, market-ready inspections, and general maintenance tasks.
  • Diagnose and repair HVAC, electrical, plumbing, and carpentry issues.
  • Repair drywall, vinyl, carpet, appliances; assist with pool maintenance.
  • Record time and work orders; assist with inventory and supply ordering.
  • Assist in bi-annual property inspections and move-out cleaning/trash-out.

Job Summary:Maintenance Technician will maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Regional Property Supervisor and/or Property Manager. Various hands-on, manual labor responsibilities will include but are not limited to apartment make ready, market ready inspection, HVAC troubleshooting, electrical troubleshooting, fixture installations, plumbing troubleshooting, pool maintenance and repair, carpentry and minor construction, drywall repair, vinyl and carpet repair, appliance repair, etc. Are responsible for completing service request and work orders under the direction of the Regional Property Supervisor.Reports to: Regional Property Supervisor, Property Manager, and V.P. of Operations.Wage Status: $21.00 - 23.45 per hour, based on experienceJob Status: Part-Time/Full-Time — This is a part-time position, beginning with full-time (40 hours) during the first 7–9 months.Onsite living required! You will receive 1/3 off fair market value of the unit!Job Responsibilities:Conduct all business in accordance with company Policy and Procedures, Tax Credit Regulations, Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.AdministrativeMaintain accurate work order requests/on call log records by recording time spent on assignment and solution of task.Assist with ordering supply and maintaining inventory of appliances and maintenance supplies.Assist in the preparation of bi-annual property inspections.Attend and participates in training seminars as requested or required.Attend scheduled management meetings.MaintenanceAssist the Regional Property Supervisor and the Property Manager in maintaining the daily up-keep of all mechanical equipment per the preventative maintenance program (i.e. HVAC, water heaters, smoke alarms, fire alarms, fire systems, back flows, roof inspections, landscaping, etc.)Diagnose problems and assist with various maintenance functions such as: work orders, apartments make ready, major appliances, HVAC, plumbing, electrical, sheetrock, general carpentry, painting, pool care, etc.Assist in the daily clean up and maintenance of the exterior of the property including grounds, breezeways, and all common areas.Assist Manager with annual unit inspections.Assist with apartment cleaning/trash out at time of move-outs.SafetyReport all liability and property incidents to corporate office staff immediately.Position prefers 2 years’ experience in on-site property management, tax credit experience also preferred; 1 year as Manager. Must have background in supervision and successful track record of accomplishments. High school diploma or GED Equivalent.
