Job summary

AllSearch Professional Staffing, Inc. seeks a Maintenance Supervisor in Middletown, CT to oversee multifamily property maintenance operations and staff. Base salary is 26.00–28.00/hour with comprehensive benefits and a 30% employee rent discount.

The role requires 3+ years in property maintenance, hands-on expertise with building systems, and experience managing work orders and vendor coordination. On-site five days weekly; flexibility for weekends, holidays, and emergencies is expected.

Qualifications

• 3+ years of property maintenance or related experience required.
• Experience supervising and leading maintenance staff, including scheduling.
• Knowledge of HVAC, plumbing, electrical, appliances, and building systems.
• High school diploma or equivalent.
• Ability to travel for responsibilities and meet driving requirements.
• Experience using property management software and maintenance systems.
• Familiarity with EPA and OSHA regulations and safety requirements.
• Onsite work five days per week; weekends/holidays/overtime as needed.
• Ability to operate hand tools, power tools, and maintenance equipment.
• Ability to navigate electronic work orders and asset tracking.

Responsibilities

• Supervise, train, and schedule maintenance technicians and assign daily work.
• Prioritize and complete work orders, service requests, and repairs.
• Oversee routine, preventive, emergency, and on-call maintenance.
• Diagnose, troubleshoot, and repair HVAC, plumbing, electrical, and appliances.
• Develop preventive maintenance schedules for buildings and equipment.
• Coordinate unit turnovers, make-ready, inspections, and resident prep.
• Schedule coverage for regular operations, weekends, holidays, and emergencies.
• Maintain maintenance records, work orders, inventories, and budgets.
• Coordinate with third-party contractors and vendors; review bids.
• Conduct property inspections of units, common areas, and systems.
• Ensure safety compliance per OSHA/EPA and conduct safety meetings.
• Collaborate with Community Manager on budgets and capital improvements.
