Job summary

The Breeden Company is seeking a Maintenance Supervisor to oversee on-site maintenance operations for our multifamily communities in Virginia. You will lead the service team, maintain safety and appearance standards, and ensure operations stay within budgeted goals.

Responsibilities include recruiting and training staff, coordinating make-ready schedules with the property manager, managing inventories, and upholding all safety policies and company values.

Qualifications

• Three years minimum experience as a Maintenance Supervisor in a multifamily setting.
• HVAC and EPA certification required.
• Strong budgeting and performance management knowledge.
• Excellent planning and leadership abilities.
• Ability to estimate maintenance timelines and costs.
• Comfort with evenings, weekends, and holidays if needed.

Responsibilities

• Recruit, hire and train qualified applicants for the team.
• Maintain a professional and positive attitude towards residents and all team members at all times.
• Comply with operating and safety policies and procedures.
• Adhere to laws pertaining to the operations of the community and fair housing.
• Respond within 48 hours to service requests.
• Follow up on service requests to ensure high-quality service.
• Maintain the physical condition of the community.
• Maintain an ongoing preventive maintenance plan for the site.
• Coordinate maintenance schedules with the property manager for make-ready processes.
• Manage and inspect make-ready inventory for move-in quality.
• Possess inventory control to support the property's annual budget.
• Identify training and motivation needs for staff.
• Maintain good communication and listening skills.
• Uphold company policies, goals, and values.
