Job summary

SAIL is a high-performance Twin Cities multifamily property management and marketing firm. This on-site Occupancy Specialist role focuses on HUD occupancy compliance, initial and annual certifications, EIV, TRACS, and waitlist integrity.

You will own the certification calendar, gather required information from residents, submit through the system for reviews, and partner with centralized compliance. The role offers a specialist track with depth in HUD programs.

Qualifications

• Two or more years of affordable housing experience including recertifications and income verifications.
• Working knowledge of project-based Section 8 requirements and HUD Handbook 4350.3.
• Demonstrated accuracy with income and asset calculations.

Responsibilities

• Own HUD occupancy compliance from initial certifications to annual and interim recertifications.
• Run EIV and TRACS submissions, resolve discrepancies, and maintain audit readiness.
• Maintain waitlists, verify eligibility, and coordinate move-ins to minimize vacancy loss.
• Conduct patient, clear resident interviews and protect confidentiality of sensitive information.
• Support recapitalization efforts and keep records up to date in the property management system.
