Job summary

SAIL is a high-performance Twin Cities multifamily property management and marketing firm seeking an Occupancy Specialist on-site in St. Paul.

You will own HUD occupancy compliance, manage initial and recertifications, and coordinate with the on-site team to keep subsidies accurate and on time. The role requires precise income calculations, strong communication with residents, and a proactive calendar for annual certifications and audits.

Qualifications

• Two or more years of affordable housing experience, including recertifications and income verifications.
• Demonstrated accuracy with income calculations and asset documentation.
• Experience with EIV and TRACS submissions and audit readiness.
• Patient, clear communication with residents and staff; on-site accountability.

Responsibilities

• Complete initial, annual and interim recertifications per HUD Handbook 4350.3.
• Run and review EIV reports; resolve discrepancies and document actions.
• Maintain waitlist and coordinate move-ins to minimize vacancy loss.
• Conduct respectful certification interviews and follow up on required documents.
