Job summary

Winter Park Meadows Lodge HOA, in partnership with Resort Management Group (RMG), seeks On-Site Caretaker(s) in Fraser, CO. This part-time, on-site role requires living in the provided unit and averaging 75 hours per month with weekend availability; housing is provided rent-free with a $2,000/month value, plus performance bonuses.

Responsibilities include security, snow/ice management, cleaning common areas, seasonal grounds work, and enforcing HOA rules with regular reporting to RMG.

Qualifications

• Experience in residential property maintenance, security, or caretaker duties preferred.
• Must reside in the provided on-site unit full-time and be available 3 of 4 weekends per month (75 hours/mo).
• Couples or co-caretakers are preferred to divide tasks.

Responsibilities

• Property security and surveillance, daily walkthroughs, and monitoring camera footage.
• Snow and ice management, including early morning snow removal and ice control.
• Clean and maintain common areas, trash and pet waste removal.
• Grounds tasks: mowing, weeding, leaf raking, seasonal maintenance.
• Enforce HOA rules fairly and report violations; maintain task logs.
