Job summary

Framework - Construction Recruiting in Orlando is seeking an Assistant Project Manager to oversee construction, tenant improvement, capital improvement, and maintenance across a diverse real estate portfolio. You will own projects from bid to closeout, coordinating with Senior Construction Manager and property teams to keep spaces leasing-ready.

The role requires on-site work, strong knowledge of commercial buildings, and 2–4 years in related fields.

Qualifications

Field/onsite experience strongly preferred.
Knowledge of commercial buildings and equipment.
Ability to read and interpret building plans.
2–4 years of commercial construction, facilities, property management, or project coordination experience preferred.
Four-year degree in Construction Management or related field preferred.
Experience with AutoCAD and Bluebeam is a plus.
Working knowledge of estimating, scheduling, procurement and documentation.
Strong organizational skills and ability to prioritize and adapt to shifting priorities.
Clear verbal and written communication; valid Florida driver’s license with clean record.

Responsibilities

Manage construction, tenant improvement and capital improvement projects from bid through closeout.
Run the bid process — prepare RFPs, evaluate responses, and recommend awards.
Estimate projects and build budgets for management review.
Coordinate contracts and purchase orders for construction-related services.
Review and code maintenance and construction invoices, confirming lien releases before payment.
Coordinate with the Property Manager on move-out and annual inspections across the portfolio.
Partner with Property Management to build yearly capital expense plans.
Coordinate move-in/move-out activity with Leasing and Property Management teams.
Inspect non-portfolio properties to confirm maintenance.
Supervise Maintenance Technicians to keep projects on time and budget.
Serve as construction representative with outside contractors.
Develop and implement fixes for maintenance issues as needed.
Ensure vacant properties get bi-weekly inspections and maintenance to stay leasing-ready.
Coordinate with Accounting on invoices, project cost reporting, and vendor documentation.
Keep close-out materials, change orders, and project files organized.
