Job summary

Hines in Raleigh, NC is seeking an Apprentice Engineer to support operation and maintenance of building systems. You will assist with preventive maintenance across mechanical, electrical, plumbing and HVAC systems and learn life-safety procedures.

Maintain logs, respond to tenant requests, and work with the operations team on safety and compliance. This on-site role requires strong hands-on skills and a proactive approach.

Qualifications

• High school diploma or equivalent from an accredited institution.
• One year of related experience preferred.
• Related trade certifications preferred.
• Continually develop building engineering and related knowledge.
• Interact with employees, visitors and contractors with poise and diplomacy.
• Develop sufficient computer skills to effectively administer required engineering programs.
• Read and understand a variety of instructions, including equipment instruction manuals.
• Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
• Compute basic mathematical equations.
• Communicate effectively both verbally and in writing.
• Maintain calm demeanor in emergency situations.
• Understand and apply correct usage of all personal safety equipment.
• When applicable, obtain required city and/or government licenses or permits.
• Work indoors approximately 80% of the time and outdoors approximately 20% of the time.
• Use olfactory, auditory, and visual senses.
• Work standing all day.
• Ability to lift 25 lbs. or more.
• Climb up and down stairs and ladders.
• Access remote work areas and confined spaces.
• Use full range of manual dexterity.
• Meet shift working requirements; shifts may include early mornings, late evenings, weekends and some holidays.
• Work overtime as business needs deem appropriate.
• This position is fully on-site and requires working from the assigned property five days per week.

Responsibilities

• Assist with preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including pumps, chillers, boilers, air compressors and air handling units.
• Make adjustments and changes to HVAC and related equipment to maintain established operating criteria.
• Perform general repairs, maintenance and replacement of building components including fixtures, plumbing and electrical.
• Participate in water treatment chemical programs established at the property.
• Maintain operation logs and files for central plant operations and chemical consumption.
• Apply basic knowledge of HVAC distribution and controls to resolve work orders.
• Provide prompt and courteous response to tenant requests within guidelines.
• Maintain professional relations with contractors and tenants.
• Establish cooperative relationships with the operation staff and act as a team member.
• Participate in emergency procedures such as evacuations, bomb searches, life safety alarms, and response coordination.
• Develop understanding of fire alarm and life safety systems at the property.
• Adhere to policies and perform duties safely.
• Participate in required training activities and seminars.
