Job summary

Osprey Management in Jamestown, North Dakota, is seeking a Mobile Home Community Maintenance Technician to maintain and repair homes, common areas, and facilities within the community. You will respond to resident requests, perform preventive maintenance, and coordinate with vendors, ensuring safety, compliance, and a well‑kept property.

Qualifications

• 2-3 years of general maintenance experience.
• Able to work independently with minimal supervision.
• Willing to work in all outdoor conditions (rain, heat, etc.).
• Outstanding time management and organizational skills.
• Must have a flexible schedule with weekend availability for maintenance emergencies.
• Ability to lift up to 50 pounds.
• Valid driver's license and clean background required.
• On call for emergency maintenance as needed.

Responsibilities

• Perform routine and emergency maintenance on mobile homes, community buildings, and common areas.
• Troubleshoot and repair plumbing, electrical, HVAC, carpentry, and general property upkeep issues.
• Inspect and maintain community infrastructure, including roads, lighting, and utility connections.
• Conduct seasonal maintenance such as winterizing homes, servicing irrigation systems, and debris removal.
• Respond promptly to resident maintenance requests and complete repairs in a timely manner.
• Repair home exteriors (roofing, skirting, siding, porches, decks) and interior needs (floors, doors, windows, fixtures).
• Prepare vacant homes for new residents with cleaning and updates.
• Maintain cleanliness and appearance of community common areas including landscaping and recreational spaces.
• Perform groundskeeping such as mowing, trimming, weed control, snow/ice removal, debris removal.
• Oversee trash disposal and keep dumpster areas clean and orderly.
• Identify and address potential safety hazards.
• Regular inspections to identify maintenance needs; ensure safety regulations, building codes, and company standards are met.
• Maintain accurate records of work, service requests, and inspections.
• Coordinate with external vendors for repairs or large projects; manage inventory.
• Comply with Federal Fair Housing Act and safety protocols.
