Job summary

Atrium Management Company in Florida is seeking a Maintenance Technician to handle service requests, emergency calls, and daily property tasks in a hands-on role focused on teamwork and high-quality service. The position reports to the Property Manager and requires being on-call, with a schedule Monday–Friday 8:00am–5:00pm and on-call rotation.

HVAC certification is required; 2+ years of maintenance experience preferred.

Qualifications

• HVAC certification is required (EPA Universal, CPO certification and REAC inspection experience preferred).
• At least 2 years of experience as a maintenance technician.
• Reliable transportation.
• Able to be available for rotating on-call shifts (evenings and weekends).
• Basic computer skills, including email and some Microsoft products.

Responsibilities

• Ensure the completion of all service requests.
• Inspect community continuously, recording and correcting deficiencies.
• Order necessary supplies and parts within budgetary guidelines.
• Perform all general and routine maintenance in the community.
• Ensure that all keys are kept properly.
• Replace filters and clean air conditioning vents as needed.
• Perform HVAC troubleshooting, plumbing, minor electrical, carpentry and drywall repairs.
• Complete resident service requests within 24 hours.
• Handle on-call duties; carry a cell phone regularly.
• Replace breezeway light bulbs as needed.
• Assist with apartment make-readies (painting, repairs, cleaning, etc.).
• Order supplies; communicate with vendors.
• Assist in distributing flyers and materials.
• Assist in picking up litter and maintain grounds.
• Perform preventative maintenance.
• Keep inventory.
