Coastal Ridge Real Estate in San Jose is seeking a Maintenance Technician to keep our student housing community safe, welcoming, and well‑maintained. This full‑time, non‑exempt role reports to the Property Manager and requires responsive handling of resident service requests, turn‑overs, and routine upkeep.

You’ll work with a team to maintain exteriors and common areas, perform pool maintenance where applicable, follow OSHA and safety policies, and stay within 50 lbs lift limits.

Qualifikationen

• High school diploma or equivalent is required.
• Basic English communication to follow instructions and interact with residents and team members.
• General maintenance experience including HVAC, electrical, plumbing and appliances preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills to use maintenance management software and email systems.
• Strong problem-solving skills and clear communication with residents and team members.
• Lift up to 50 lbs, frequent walking; ladder use may be required.
• Must live within 30 miles of the property and have reliable transportation for on-call duties.

As a Maintenance Technician, you’ll play a crucial role in creating a well‑maintained and welcoming community for our residents. Your expertise and dedication will enhance the property’s value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full‑time, non‑exempt position reports directly to the Property Manager.

Where You’ll Work:

The Grad is a 19‑story student housing tower one block from San José State University in the heart of downtown San Jose, CA. Featuring 13 unique 1‑, 2‑, 3‑, & 4‑bedroom floor plans, built for the way SJSU students actually live. Choose between private bedrooms or shared spaces, all wrapped in resort‑style amenities just steps from campus.

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after‑hours and emergency needs. You will participate in an on‑call rotation with the rest of the maintenance team.
• Execute unit turnovers and make‑readies for new residents to meet move‑in deadlines with high‑quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.

What You’ll Bring:

• High school diploma or equivalent required.

• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including the ability to use maintenance management software and email systems.
• Strong problem‑solving skills and ability to communicate effectively with residents and team members.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on‑call duties.
