Job summary

5T Management Service Provider (5TMSP) seeks an Occupancy Specialist to support CHA-senior housing in Chicago. You will handle certifications, income calculations, and file audits while ensuring compliance with HUD/CHA rules.

Training and a defined career ladder are provided to progress to Compliance roles. Expect to work office-based with field duties, periodic travel to other 5T properties, and a benefits package including health, dental, vision, and 401(k).

Qualifications

• Two or more years of affordable housing, leasing, or occupancy experience.
• Certified Occupancy Specialist (COS) credential, or earn it within 90 days of hire.
• Working knowledge of HUD, CHA, LIHTC, or similar program rules.
• Experience with Yardi Voyager and Microsoft Office.
• Ability to pass the background and security clearances required for HUD EIV access.
• High school diploma or GED.

Responsibilities

• Show apartments, pre-qualify prospects, and process applications.
• Complete move-in, annual, and interim certifications on time.
• Calculate income, assets, and rent using the correct program rules.
• Pull and review Enterprise Income Verification (EIV) reports and resolve findings.
• Keep resident files audit-ready and matched to Yardi Voyager.
• Walk the property, inspect move-in-ready apartments, and route service needs.

5T Management Service Provider (5TMSP) is a Black woman-owned firm that partners with the Chicago Housing Authority (CHA) to manage senior communities. Our Occupancy Specialists lease homes, complete certifications, and keep resident files audit-ready. You report to your Property Manager. Our Compliance Department backs you with training, clear file standards, and regular file reviews. When a question is new, you have people to call.

The households you serve are seniors. Many live on fixed incomes, so one wrong income or rent calculation hits hard. Getting it right is how you protect someone's home.
