Job summary

Cobalt Recruitment is seeking a Project Manager for commercial construction in Manhattan, NYC. The role oversees interior fit-out and tenant improvements from preconstruction through closeout on projects typically ranging from $2M to $15M.

Requires 7+ years PM experience, NYC Building Code knowledge, and proficiency with Procore. Full-time with strong benefits; relocation or market consideration may apply based on experience.

Qualifications

• 7+ years of commercial construction project management experience
• 3+ years specifically on interior fit-out, tenant improvement, or renovation projects in the NYC metro
• Track record managing multi-million-dollar projects from start to finish
• Working knowledge of NYC Building Code and DOB filing processes
• Proficiency with Procore or comparable project management software
• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or equivalent experience

Responsibilities

• Run commercial interior and tenant improvement construction projects start to finish: preconstruction, budgeting, scheduling, execution, closeout
• Own project budgets, cost forecasting, billing, and change order coordination
• Act as the main point of contact for owners, tenants, architects, and landlord representatives
• Coordinate subcontractor agreements and day-to-day field issues
• Supervise Assistant Project Managers and Superintendents on assigned projects
• Build and maintain project schedules and track critical path
• Ensure compliance with NYC DOB requirements, local building codes, and site safety programs
• Manage RFIs, submittals, and closeout documentation in Procore or equivalent software
