Job summary

Trigild in New York, NY is seeking an Asset Management Associate to support a portfolio of distressed real estate assets across multifamily and commercial properties. The role covers rent-regulated and affordable housing, office, retail, and mixed-use assets, with exposure to receiverships and lender-directed engagements.

This is a hands‑on role focused on property performance, operations, reporting, and analysis.

Qualifications

• 3+ years of real estate asset management or property management with hands-on operations.
• Familiarity with NYC rent-stabilized multifamily assets and how rent regulation affects operations, leasing, and renovations.
• Experience coordinating with third-party property managers, vendors, and contractors.
• Strong proficiency in Excel and reading rent rolls, operating statements, and budgets.
• In-office presence in New York with regular site visits across the five boroughs and metro NY.
• Familiarity with NYC compliance workflows (DOB, HPD, OATH/ECB).

Responsibilities

• Develop and execute asset business plans across multifamily and commercial assets.
• Drive day-to-day portfolio performance through reporting, operations, maintenance, and tenant experience.
• Oversee third-party residential and commercial property managers across collections, vacancy, turnover, compliance, and capital execution.
• Support transitions tied to receiverships and other engagements, including manager changes and onboarding.
• Manage residential leasing and renewals across mixed rent rolls; support commercial leasing and renewals on office and retail assets, including broker coordination.
• Maintain compliance with rent stabilization, affordable housing programs, and regulatory agreements.
• Track and resolve violations across DOB, HPD, ECB/OATH, DEP, and FDNY; coordinate inspections and corrective actions.
• Monitor Local Law compliance obligations and deadlines (Local Law 11/FISP, Local Law 97, Local Laws 84/88, 152, 126).
• Monitor tax abatements (421-a, 421-g, J-51); assist tax grievances on commercial assets.
• Support capital projects across asset classes (façade work, Local Law 11, DOB/HPD violations, systems, TI work).
• Support receivership execution in court and related reporting and documentation.
