We are seeking a Maintenance Director to join our team!
The Maintenance Supervisor assumes authority, responsibility, and accountability for maintaining the facility's physical plant and essential mechanical, electrical, and resident care equipment in safe operating condition. Responsibilities include inventory management, maintaining a clean and safe environment for residents, preparing vacant rooms for new residents, and responding promptly to all repair needs.
In collaboration with the Nursing Home Administrator, the Maintenance Director allocates supervision efficiently and economically to provide services and continuously improve quality.
Maintenance Supervisor Primary Responsibilities:
- Maintain the facility, including painting, carpet repairs, cleaning, general repairs, and other duties to ensure a quality move-in experience for residents.
- Respond to resident requests promptly and professionally.
- Possess knowledge of maintenance functions such as plumbing, HVAC, basic electrical work, carpentry, painting, and drywall.
- Be knowledgeable of state, local, and federal regulations related to nursing homes.
- Attend and participate in required training programs.
- Participate in staff training, including MSDS, OSHA regulations, and safety programs.
- Implement and lead an effective safety program, including monthly safety meetings.
- Participate in meetings such as Morning Meetings and QAPI.
- Perform duties as assigned promptly.
- Deliver superior customer service and maintain a professional appearance and attitude.
- Maintain and safeguard all tools and equipment.
- Perform other related duties as required.
- Ensure the residence and grounds are well-maintained and provide a safe, attractive environment.
- Carry out the preventative maintenance program.
- Conduct regular rounds to identify repair needs.
- Check daily for repair requests and respond promptly.
- Assist with setup and cleanup for special events.
- Test all systems, including alarm and fire systems, according to regulations.
- Oversee subcontractors, ensuring performance and providing assistance as needed.
Supervisor Director Qualifications:
- Minimum of 3 years of general maintenance experience.
- Understanding of HVAC, plumbing, electrical, and mechanical systems.
- Desire to work with older adults.
- Basic knowledge of carpentry, plumbing, electrical work, HVAC, groundskeeping, appliance repair, and use of tools like multimeters.
- Personal initiative, with ability to work under supervision.
- Neatness, dependability, honesty, friendliness, and flexibility.
