Job Title: NPI Project Manager-On Site
Job Summary:
The Project Manager will coordinate documentation for complex projects and real estate transactions. This person must possess strong organizational, math, analytical, computer, and problem-solving skills.
Essential Duties and Responsibilities:
- Manages all entity-related documents for growing portfolio.
- Maintains a working knowledge of entity/collateral/title documentation and concepts.
- Works closely with legal team and investors to form; amend and handle various LLC and Joint Venture agreements.
- Forms new entities and manages current entity registrations with SOS, EIN’s etc.
- Works closely with existing and new lenders to provide documentation for new loans, existing loans and property refinances.
- Reviews terms and signature blocks on loan documents.
- Works under the supervision of our legal team(s); drafts ancillary agreements/documents.
- Works with development team/title company/insurance. agents/appraisers/landlords/to help coordinate real estate transactions.
- Works with landlords on property management items for all ground leases.
- Works with outside agencies and municipalities on permits and licensing related to new and existing stores.
- Manages all company bonds related to existing entities and new development projects.
- Manages all SEC filings and registrations.
- Manages all company insurance, renewals, damage claims, issuance of certificates, course of construction policy, general liability policy, vacant land policy, auto policy, EPLI, etc.
- Reviews and approves the legal, project, and entity-related invoices.
- Manages and helps create new repositories for legal and entity documents.
- Offers support to the executive team for various tasks, such as updating bios, personal financial statements, presentations, etc.
- Maintains Quick Quack’s effectiveness and efficiency by defining delivering and supporting strategic plans for real-estate transactions and company mergers.
- Manages project milestones and resources and is accountable for successful project delivery.
- Performs other related duties as assigned.
Qualifications and Requirements:
- Excellent verbal and written communication skills.
- Excellent organizational skills and attention to detail.
- Excellent time management skills with a proven ability to meet deadlines.
- Strong analytical and problem-solving skills.
- Proficient with Microsoft Office Suite or related software.
- Bachelor’s degree in Business Administration or related field.
- At least three years of related experience in commercial real estate and entity documentation.
- Must possess a strong knowledge base in commercial real estate transactions and entity documentation.
- If you are tasked to drive as a part of this role, then it is required that you have a clean driving record and a current Driver's License that is not suspended or expired.
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
