Job summary

Core Spaces in Knoxville is seeking a New Development Leasing Manager to lead lease-ups of upcoming developments. You will direct a part-time leasing and marketing team, shape go-to-market strategies, and build partnerships with local businesses and institutions to maximize occupancy.

You’ll oversee day-to-day leasing operations, track pre-leasing milestones, and report on performance while leveraging your creativity to drive brand awareness and strong market presence in year one.

Qualifications

Responsibilities

  • Direct oversight of the part-time leasing and marketing team, including scheduling and training
  • Execute go-to-market strategies and leasing plans to promote brand awareness and lease-up of new developments
  • Cultivate partnerships with local businesses, academic institutions, and community stakeholders
  • Compile and present leasing and marketing reports for the community
  • Collaborate with cross-functional teams to execute events and projects that generate market buzz
  • Monitor team’s sales knowledge and touring performance and provide guidance
  • Oversee day-to-day operations within the temporary leasing space
  • Ensure pre-leasing compliance and milestone achievement for incentive programs
  • Achieve pre-leasing milestones aligned with company goals

Position Overview

As a New Development Leasing Manager, you'll be at the forefront of launching and leasing new developments in upand-coming markets. Your role is dynamic, encompassing strategic brand building, partnership cultivation, and innovative marketing implementation. You'll oversee a part-time leasing and marketing team, ensuring they're aligned with lease-up objectives and equipped to drive leasing. Your leadership will be pivotal in guiding the team through the sales process and optimizing marketing efforts to achieve success. Your success in this role hinges on your creativity, multitasking abilities, dynamism, and networking skills. You'll need to be an innovative thinker with a knack for devising fresh marketing approaches and leasing strategies, capable of seamlessly managing day-to-day operations while navigating the complexities of year one lease-up, and proficient in leveraging connections to forge beneficial partnerships, secure referrals, and enhance the visibility and reputation of our properties

What You Will Do
  • Direct oversight of the part-time team, including scheduling, training, and ensuring adherence to Core Spaces standards and objectives.
  • Execute tasks and strategy in go-to-market strategies and leasing plans to promote brand awareness and ensure successful lease-up of assigned new developments.
  • Cultivate and maintain strategic partnerships with local businesses, academic institutions, and community stakeholders to broaden market reach and drive leasing opportunities.
  • Responsible for compiling and executing all leasing and marketing reports for the respective community.
  • Collaborate with the new development mission control team to execute impactful events and special projects that generate buzz and excitement in the new market.
  • Monitor and evaluate the sales knowledge and touring performance of the part-time team, providing guidance and support as needed to enhance effectiveness.
  • Assist in overseeing day-to-day operations within the temporary leasing space to maintain operational efficiency and excellence.
  • Ensure pre-leasing compliance, including lease execution, financial requirements, and adherence to company policies to meet milestone eligibility for incentive programs.
  • Accountable for achieving pre-leasing milestones aligned with company goals, as outlined in the New Development Non-Discretionary Bonus Agreement.
  • Perform all other duties and tasks as assigned by management.
  • Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday
Ideally, You'll Have
  • High School graduate; college degree preferred but not required
  • Minimum of 2 years of demonstrated experience in leasing, real estate development, or property management, showcasing a history of successful lease-ups.
  • Proven experience in executing successful go-to-market strategies and driving lease-ups for new development communities in student markets
  • Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating systems.
You’ll crush it if you have experience with
  • A creative edge, adept at driving leasing success through innovative strategies, seamless multitasking, and effective networking, all while maintaining a strong focus on sales performance.
  • Energetic, imaginative, and enthusiastic, adept at articulating a compelling vision and securing leases effectively.
  • Experience with Entrata and Yardi Software(s).
