Job summary

FLATS LLC is hiring a Property Manager to lead the lease-up and ongoing operations of a newly constructed multifamily community in Nevada. You will oversee day-to-day property operations, supervise onsite staff, drive leasing performance, and ensure adherence to financial, operational, and service goals.

Transition from construction to stabilized operations while complying with Fair Housing laws and applicable regulations.

Qualifications

• Strong organizational and time-management skills for fast-paced lease-up environments.
• Excellent interpersonal and communication skills with residents, staff, and ownership.
• Proficiency in Microsoft Office Suite (Outlook, Word, Excel, PowerPoint).
• Ability to work independently, exercise good judgment, and prioritize tasks.
• Strong problem-solving and clear written/verbal communication.
• Spanish language skills are a plus but not required.
• Detail-oriented with accountability and follow-through.
• Willingness to adapt quickly to shifting lease-up priorities.

Responsibilities

• Lead and execute the lease-up strategy, including pricing, concessions, marketing, and occupancy growth.
• Manage daily property operations, staffing, and resources to meet budgeted goals.
• Recruit, train, and supervise onsite team; enforce FLATS policies and values.
• Oversee leasing activity: applications, renewals, rent increases, and compliance.
• Monitor rent collections, deposits, and financial reporting; control costs.
• Develop and manage the operating budget; ensure expenses stay within limits.
• Coordinate with maintenance, vendors, and ownership; ensure insurance docs.
• Conduct inspections to ensure safety, cleanliness, and curb appeal.
• Analyze market conditions to inform leasing and pricing strategies.
• Promote resident satisfaction and retention through timely responses.
