Job summary

Harbor Group Management is seeking a Property Manager for a multifamily property in South Carolina. The role oversees operations, financial performance, compliance, and resident service, while supervising on-site staff and coordinating vendors to achieve occupancy and budget targets.

You will implement leasing and marketing strategies, review service contracts, and ensure safety, maintenance, and regulatory compliance, delivering high-quality service to residents and stakeholders.

Qualifications

• Minimum three years of multifamily property management experience.
• At least two years of supervisory or team leadership experience.
• Proficient with Microsoft Office and Property Management software.
• Knowledge of real estate contracts, financial management, and regulatory compliance.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and operational reports to inform budgeting and performance forecasting.
• Maximize revenue by setting rent rates, collecting and posting rent, and managing delinquencies.
• Approve and reconcile vendor invoices, ensuring insurance compliance and budget coding.
• Supervise on-site staff, including hiring, training, scheduling and evaluation.
• Ensure compliance with federal, state, and local laws including Fair Housing and ADA.
• Develop leasing and marketing strategies to drive occupancy and retention.
• Promote resident satisfaction through timely service requests and proactive communication.
• Conduct regular property inspections for safety and cleanliness.
• Review and manage service contracts and capital improvements.
• Conduct and document apartment inspections and turnover.
• Liaise with owners/investors with performance reports and tours.
• Maintain petty cash and perform daily bank deposits and G/L postings.
• Utilize property management software for tracking and reporting.
