Job summary

The Property Manager oversees multiple multifamily communities, ensuring occupancy, resident satisfaction, and financial performance while representing the Bradley standard of care on-site.

This role reports to the Regional Property Manager and requires coordinating leasing, maintenance, and vendor services across Indianapolis, Fort Wayne and South Bend areas.

Qualifications

• 2+ years of progressive multifamily property management experience.
• Experience with leasing, resident relations, budgeting, and property operations.
• Experience with affordable housing compliance programs (HUD, LIHTC, Section 8, Rural Development, HOME, or similar).
• Multifamily industry certifications such as NALP, HCCP, ARM, CAM, or other related designations are preferred.

Responsibilities

• Lead leasing activities to achieve occupancy and retention goals.
• Coordinate tours, applications, leases, move-ins and renewals.
• Develop and execute leasing and marketing strategies to maintain occupancy.
• Partner with marketing to implement advertising, outreach and social media initiatives.
• Monitor leasing performance and market conditions to adjust strategy.
• Serve as the primary on-site contact for residents and vendors, ensuring excellent service.
• Oversee daily property operations including leasing, maintenance coordination and vendor management.
• Conduct regular inspections to ensure safety, compliance and quality standards.
• Coordinate unit turns, work orders and preventative maintenance to support timely move-ins.
• Maintain organized property records and documentation.
• Ensure compliance with Fair Housing, ADA and all regulations, including HUD, LIHTC and Section 8 where applicable.
• Collaborate with regional teams for audits, reporting and regulatory reviews.
