Job summary

Colonial Group in Myrtle Beach, SC is seeking a Maintenance Technician to preserve the property's physical integrity and appearance. You will perform routine maintenance across plumbing, electrical, HVAC, carpentry, and appliance repairs, respond to resident requests, and help prepare units for new residents.

We value hands-on experience, HVAC or EPA refrigerant certifications, and a customer-focused approach.

Qualifications

• At least 1 year in general maintenance (plumbing, electrical, carpentry, drywall, painting, or appliance repair).
• HVAC certification preferred; EPA Type I & II or Universal refrigerant handling.
• Multifamily (apartment) maintenance experience highly desired.
• On-call availability including evenings and weekends as needed.
• Valid driver's license (golf cart operation if applicable).
• Customer-service oriented with professional resident interaction.
• Strong attention to detail and ability to follow safety guidelines.
• Any other certifications as required by local and state laws.

Responsibilities

• Perform maintenance across plumbing, electrical, HVAC, carpentry, appliance repair, and glass.
• Respond to resident requests via work order system, per standards and codes.
• Conduct preventive maintenance for safe, efficient operation.
• Prepare vacant units by inspections, punch lists, scheduling contractors.
• Maintain amenity areas via cleaning, trash removal, pressure washing, painting.
• Manage tools, track inventory, notify reorders.
• Repair rather than replace to control costs.
• Attend safety meetings and OSHA training; report incidents.
• Inspect vendor work to ensure quality and scope.
• Assist in property inspections to identify needs.
