Job summary

Jobot is seeking a Project Manager for multifamily construction in Manassas, VA. You will be the main contact between the company and General Contractors, owning submittals, budgets, subcontractor coordination, and closeout from buyout through turnover.

This is an on-site, hands-on role to keep projects on schedule and within budget. The ideal candidate has 4+ years in multifamily PM, strong knowledge of submittals, RFIs, change orders, and budgets, and solid MS Office/engineering software

Qualifications

• 4+ years of project management experience in multifamily projects.
• Knowledge of submittals, RFIs, change orders, and budgets.
• Proficient with spreadsheets, word processing, and engineering software.
• Strong communication, organization, and record-keeping skills.
• Valid driver’s license and ability to travel to DMV sites.

Responsibilities

• Act as the primary interface with General Contractors, owners, architects, and engineers.
• Manage the full submittal process, including data, shop drawings, and major equipment submissions.
• Coordinate scope, buyout, and pricing negotiations with subcontractors and suppliers.
• Create and distribute RFIs and change orders, identify out-of-scope work.
• Keep as-built drawings current with clarifications and directives.
• Manage project budget by controlling expenses and billings.
• Lead and document subcontractor coordination and internal meetings.
• Coordinate with Project Accountant on compliance requirements.
• Oversee closeout documents, owner training, and turnover documentation.
• Support field operations and partner with leadership to resolve issues.
