Responsibilities: Leadership: Effectively develop, lead, and manage a high-performing team of maintenance personnel by providing accountability, guidance, and support in their daily operations to maximize their engagement and minimize turnover. **Customer Service & Communication: **Ensure a high level of customer service and communication to residents and owners to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Proven ability to address resident complaints, violations, and problems. Occupancy: Ensure optimal physical and economic occupancy of the properties within the assigned portfolio. Maintenance & Facilities Management: Oversee all facilities operations, including maintenance, turnover, capital improvements, and service contracts to ensure quality and expense control. Vendor Relations: Provide consistent communication with outside vendors regarding work schedules, scope of work requirements, invoices, and Augusta Rental Homes' expectations. Lease Administration: Maintain a detailed record of residents' files and account ledgers to ensure company database integrity. Financials: Ensure that all rents are collected, additional fees are charged accurately, file evictions, and process security deposit accountings promptly when due. Process all invoices on a weekly basis and continuously monitor total property expenses. Effective Use of Software : Utilize various software tools to manage and track operations effectively. I **nnovation & Accomplishment: **Stay updated with industry trends and best practices in property management to drive continuous improvement. Fair Housing: Ensure compliance with all local, state, and federal fair housing laws as well as all policies with Augusta Rental Homes. Prepare annual budget to help make sure financial objectives are met. Helps create and organize marketing initiatives that generate excitement and new qualified leads/leases. Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes. Advertise and obtain referrals to attract new tenants. Coordinate and oversee on-site operations, including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc., to ensure smooth operations of the property.
A bachelor's degree in Real Estate, Business Administration, or a related field is preferred. Minimum of 3 years of experience in property management, preferably in conventional and housing subsidy. Strong knowledge of the local multi-family market and landlord-tenant laws. Excellent communication and interpersonal skills. Proficiency in property management software. Valid driver's license, reliable transportation, and working cell phone. 1-2 years of customer service and sales experience preferred. Enjoys meeting people and takes pride in providing excellent customer service. Able and willing to work both evenings and weekends. Exquisite presentation and negotiation skills.
