Job summary

Carleton Living is seeking an Assistant Service Manager for Tealwood Place (180 units) in Wichita Falls, TX. The role covers maintenance, HVAC, electrical, plumbing, and basic repairs across the property.

Responsibilities include completing work orders, maintaining curb appeal, and readying vacant units within 3 business days. On-call duties rotate weekly to respond promptly to emergencies.

Qualifications

• High school diploma or equivalent.
• EPA Type II Certification or higher (HVAC).
• 3 years experience in multifamily maintenance.
• Valid driver's license and current vehicle insurance.
• Willingness to perform janitorial, custodial, gardening, painting as needed.

Responsibilities

• Report observed problems in units or on the property to the Community Manager.
• Keep grounds, trash areas, hallways, garages and parking lots neat and debris-free; patrol daily.
• Assist with curb appeal and model units with event materials.
• Complete assigned maintenance work orders.
• Perform HVAC, electrical, plumbing, carpentry, and preventative maintenance as needed.
• Assist in turning vacant units within 3 business days and report status to the Community Manager.
• Be on-call on a 7-day rotating basis and respond to pager within 10 minutes.
