Job summary

Arena Family of Companies in Newport Beach seeks an Estimator for multifamily construction. You will own estimating from conceptual budgets through final bids, perform quantity takeoffs, and build detailed cost estimates for competitive bids.

Experience pricing wood frame, 2-3 story, 39-unit projects with prevailing wage work is preferred. Proficiency in Smartsheet/Excel is required; Procore experience is not used.

Responsibilities

• Own estimating from conceptual budgets through final bid.
• Perform quantity takeoffs, build detailed cost estimates, and put together bid packages.
• Solicit, level, and analyze subcontractor bids.
• Price prevailing wage scopes accurately.
• Support value engineering, budget updates, and change order pricing.
• Estimate renovation and capital improvement work across the existing portfolio.
• Hand off clean budgets and buyout to the PM team.
• Work in Smartsheet and Excel (no Procore).

Estimator, Multifamily Construction 120-150k

Newport Beach office

Established developer and GC, about 25% new development and 75% existing portfolio, founded 5 years ago. Current workload around $5,000,000, roughly $18,000,000 in annual gross sales. Small, tight team of 7 including two PMs, an Assistant PM, and a Project Engineer/Coordinator.

Immediate need. The next project is a slab on grade, wood frame multifamily build in Fontana, going under contract in 4 to 6 weeks and running about 13 months, with more ground up and portfolio work behind it.

What you'll do: Own estimating from conceptual budgets through final bid. Perform quantity takeoffs, build detailed cost estimates, and put together bid packages. Solicit, level, and analyze subcontractor bids. Price prevailing wage scopes accurately. Support value engineering, budget updates, and change order pricing. Estimate renovation and capital improvement work across the existing portfolio. Hand off clean budgets and buyout to the PM team. Work in Smartsheet and Excel (no Procore).

What you bring: 3+ years estimating multifamily construction, ground up preferred. Experience pricing wood frame, 2 to 3 story, 39 unit style projects, plus prevailing wage work. Strong Excel skills; Bluebeam or similar takeoff software a plus. Organized, detail driven, drama free, and comfortable in a conservative company culture.

Pay and benefits: $120-150k. Company pays about 90% of employee premiums (HMO and PPO), partial coverage for dependents. 401k. Company truck, or $800/month car allowance.
