Job summary

Affinius Capital is seeking an Analyst/Senior Analyst to join the Multifamily Asset Management team, delivering timely reporting, financial analyses, and business plans for a national portfolio while collaborating with asset managers and third-party property managers.

You will build models (DCF, IRR), monitor market fundamentals, support valuations and annual budgeting, and leverage AI tools to improve efficiency while ensuring accuracy and confidentiality.

Qualifications

• Bachelor’s Degree in Finance, Real Estate, Economics or related field; Masters preferred.
• 1–3 years in multifamily asset management or real estate analytics; transferable responsibilities.

Responsibilities

• Monitor market fundamentals and summarize implications for pricing, leasing and business plan execution.
• Build and maintain multi-year revenue/expense/capex projections, DCFs, IRRs, equity multiples, and promotes analyses.
• Own recurring reporting and budgeting deliverables with clear storytelling and accuracy.
• Support valuation processes by maintaining Argus models and coordinating inputs.
• Coordinate annual budgeting/forecasting and prepare variance analyses.
• Collaborate with property management to resolve property-level issues with structured follow-through.
• Improve reporting workflows using templates and AI tools while maintaining confidentiality and accuracy.
• Contribute to cross-functional projects (Portfolio Management, Dispositions, Acquisitions, Development, Capital Markets).
• Direct mentorship and exposure to investment lifecycle opportunities.
