The Senior Property Manager (multi-site) oversees an assigned portfolio of 5 multifamily properties in a designated geographic area. This position works closely with the ownership group to provide consistency in operations throughout their portfolio as well as serve as a single point of contact for the client.
ESSENTIAL JOB DUTIES:
Operations - Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Customer service - Providing superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
People development - Developing, mentoring, leading, and managing a high-performing, cohesive team across leasing, customer service, maintenance, and management to maximize engagement and minimize turnover.
Marketing - Driving revenue through analysis of competition and development of creative marketing programs.
Leading by example - Instilling, maintaining, and modeling the company's mission to be the best national management company.
Supervision - Overseeing day-to-day operations of the on-site team, ensuring policy adherence.
Staffing - Maintaining effective on-site staff through interviewing, hiring, and termination as necessary.
Resident Relations - Maintaining a positive living environment through prompt conflict resolution and follow-up.
Financial Management - Managing all aspects of the community budget and finances.
Leasing & Marketing - Working with leasing staff to meet leasing and marketing goals.
Vendor Relations - Maintaining positive relations with community vendors.
Special Projects - Coordinating special projects as requested.
Additional Duties - Performing other related duties as assigned.
COMPETENCIES:
Must be able to travel regularly to multiple properties and offsite locations.
Detail-oriented with the ability to focus amid interruptions.
Experience in supervisory roles and staff management.
Experience in budgeting and financial management.
Confidentiality in operations.
Proficiency in Yardi or similar property management software.
Oversee entire staff within the assigned portfolio.
EDUCATION & EXPERIENCE:
Bachelor's Degree required.
10+ years of multifamily property management experience.
5+ years managing multiple sites.
Experience with Yardi software.
ADDITIONAL QUALIFICATIONS:
CPM, RPA, or CSM designation or in process.
Real estate license preferred.
Strong finance and operations knowledge.
Ability to analyze, prioritize, and delegate tasks.
Experience in lease and contract negotiations.
Advanced Microsoft Office skills.
WORK ENVIRONMENT
This role operates in a professional office environment with routine use of standard office equipment. Travel between properties is required in varying weather conditions.
PHYSICAL DEMANDS
Requires standing, walking, ascending/descending stairs, and lifting up to 20 pounds. Travel up to 60% may be required.
