Job Description Summary

The Senior Property Manager (multi-site) oversees an assigned portfolio of 5 multifamily properties in a designated geographic area. This position works closely with the ownership group to provide consistency in operations throughout their portfolio as well as serve as a single point of contact for the client.

ESSENTIAL JOB DUTIES:

  1. Operations - Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  2. Customer service - Providing superior customer service and communication to residents and prospects to enhance satisfaction, increase renewals, revenue, reputation, and profitability.
  3. People development - Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
  4. Marketing - Driving revenues through understanding of competition and developing creative marketing programs.
  5. Leading by example - Instilling and modeling the mission to be the best national management company.
  6. Supervise day-to-day operations of the on-site team, ensuring policy adherence.
  7. Maintain effective on-site staff through interviewing, hiring, and termination processes.
  8. Maintain a positive living environment via conflict resolution and follow-up.
  9. Manage community budget and finances.
  10. Collaborate with leasing staff to meet leasing/marketing goals.
  11. Maintain positive relations with community vendors.
  12. Coordinate special projects as assigned.
  13. Perform any other duties as required or assigned.

COMPETENCIES:

  • Ability to travel regularly to multiple property sites and offsite locations for meetings.
  • Detail-oriented with the ability to focus amidst interruptions.
  • Experience in supervising staff and managing budgets.
  • Maintains confidentiality of business information.
  • Proficient in Yardi or similar property management software.
  • Oversee entire staff within the portfolio.

REQUIRED EDUCATION:

  • Bachelor’s Degree.

REQUIRED EXPERIENCE:

  • 10+ years of multifamily property management experience.
  • 5+ years managing multiple sites.
  • Experience with Yardi software.

ADDITIONAL ELIGIBILITY QUALIFICATIONS:

  • CPM, RPA, or CSM designation or in process.
  • Real estate license.
  • Strong finance and building operations knowledge.
  • Ability to analyze, prioritize, and delegate tasks.
  • Experience in lease and contract negotiations.
  • Advanced Microsoft Office skills.

WORK ENVIRONMENT:

Professional office setting, with travel between properties under varying weather conditions.

PHYSICAL DEMANDS:

Standing, walking, climbing stairs/ladders, and occasional lifting up to 20 pounds. Travel up to 60% of the time.

OTHER DUTIES:

Additional duties may be assigned as needed.
