Job description

The Multi-site Property Manager will assist in monitoring company policies and procedures related to property management. The role is responsible for training, development, and supervision of Property Managers, and shares responsibility for maintaining the physical assets and performance of assigned properties. This position also includes assisting with special projects as needed. Travel is required.

Reports To: Regional Property Supervisor

Position Type: Full-Time

Location: Hollywood, CA

Pay Rate: $19.00 to $20.00 hourly

Essential Functions:

  • Attend weekly leadership meetings and record minutes.
  • Follow property deadlines diligently.
  • Manage deposit accounting procedures weekly, ensuring checks are mailed within 21 days in compliance with CA law.
  • Perform quarterly file audits to ensure standards are met.
  • Resolve relations issues promptly.
  • Explain ledgers as needed.
  • Perform ledger audits.
  • Serve routine notices.
  • Manage property maintenance and related projects.
  • Maintain accurate records and perform routine record keeping.
  • Inspect properties regularly to ensure high standards, including grounds and housekeeping.
  • Inspect vacant apartments for market readiness.
  • Perform leasing duties, including pre-leasing when assigned.
  • Implement corrective programs for apartment communities.
  • Conduct property inspections.
  • Assist in preparing annual operating and capital budgets; monitor and recommend on budget performance; assist with monthly reports.
  • Review and approve expenditures within budget guidelines.
  • Act as primary liaison between owners or their representatives and BFPM when necessary.
  • Use established communication systems to facilitate communication among Property Managers, Regional Supervisors, and the Corporate Office.
  • Serve as acting Manager in their absence until a permanent Manager is appointed.
  • Travel is required; reliable transportation is necessary for site audits.
  • Assist with other tasks as assigned.

Requirements:

  • Minimum 3 years of apartment management experience (Required)
  • Minimum 1 year of staff management experience (Required)
  • Experience with Yardi software (Required)
  • Knowledge of California property management policies and procedures
  • Knowledge of property maintenance, marketing, and insurance
  • Strong verbal and written communication skills, with supervisory, personnel management, and organizational abilities
  • Ability to delegate tasks, problem-solve, and communicate effectively about property management methods

Travel Requirements: Moderate travel; about 75% onsite work required. Travel requirements may change.

Physical Requirements: Ability to lift up to 35 lbs and wear face coverings when working with the public or in close proximity to staff. Reasonable accommodations available for individuals with disabilities.
