Job summary

Crystal View Capital/Osprey Management is seeking a Multi-site Maintenance Manager to oversee maintenance operations across multiple properties. You will supervise maintenance staff, manage budgets, coordinate vendor relationships, and ensure timely, cost-efficient project completion.

Responsibilities

  • Directly supervise and manage the work of maintenance employees.
  • Plan, assign, and review daily and weekly work schedules for the maintenance team.
  • Conduct performance evaluations, provide coaching, and oversee training for maintenance staff.
  • Make recommendations regarding hiring, promotion, discipline, and termination.
  • Ensure compliance with company policies, safety regulations, and applicable codes.
  • Develop, manage, and monitor the annual maintenance budget.
  • Approve invoices, monitor expenditures, and ensure cost-effective use of resources.
  • Establish and oversee preventative maintenance schedules.
  • Oversee large-scale repair or improvement projects, including planning, bidding, vendor selection, and quality control.
  • Maintain vendor relationships and negotiate service agreements.
  • Evaluate and implement operational improvements for efficiency and quality.
  • Manage and prioritize maintenance requests and lead make-ready processes for vacant homes.
  • Coordinate with other department leaders for alignment of maintenance activities.
  • Develop preventative maintenance programs and conduct regular inspections.
  • Ensure safety standards and compliance in all maintenance activities.
  • Schedule and supervise third-party vendors for major projects.
  • Provide hands-on repairs when needed and assist with complex issues in trades.
  • Support staff in troubleshooting plumbing, electrical, carpentry, HVAC, and other tasks.
  • Serve as a technical resource for maintenance staff.

Job Summary

As the Multi-site Maintenance Manager, responsible for overseeing the maintenance operations of multiple properties, including supervising the maintenance team, managing budgets, coordinating vendor relationships, and ensuring the timely and cost-efficient completion of projects. This leadership role combines strategic planning, resource management, and operational oversight with occasional hands‑on work to support team needs. The primary duty of this role is the management of the maintenance department and personnel.

Multi-site Maintenance Manager Compensation
  • Annual Salary $50,000-$52,000
  • Compensated On-site living with all utilities included (valued at $18,000 per year) – only keep this if needed

Multi-site Maintenance Manager Responsibilities
Leadership & Supervision
  • Directly supervise and manage the work of maintenance employees.

Operational Management
  • Develop, manage, and monitor the annual maintenance budget, including labor, materials, and contracted services.
  • Approve invoices, monitor expenditures, and ensure cost-effective use of resources.
  • Establish and oversee preventative maintenance schedules.
  • Oversee large-scale repair or improvement projects, including project planning, bidding, vendor selection, and quality control.
  • Maintain vendor relationships and negotiate service agreements.
  • Evaluate and implement operational improvements for efficiency and quality.
Maintenance Oversight & Project Management
  • Manage and prioritize maintenance requests, ensuring timely and quality completion.
  • Lead make-ready and turnover processes for vacant homes to prepare for new residents.
  • Participate in strategic planning for property upkeep, capital improvements, and facility upgrades.
  • Coordinate with other department leaders to align maintenance activities with operational goals.
Preventative Maintenance & Inspections
  • Develop and implement preventative maintenance programs for homes, community infrastructure, and equipment.
  • Conduct regular inspections to identify risks, maintenance needs, and code violations.
  • Ensure all maintenance activities meet safety standards and compliance requirements.
Vendor & Contractor Coordination
  • Schedule and supervise third‑party vendors for specialized or large-scale maintenance projects.
  • Review and approve vendor invoices and ensure work meets quality standards.
Hands‑On Technical Work
  • Occasionally assist with repairs and maintenance work to meet urgent needs or provide specialized expertise.
  • Support the team in troubleshooting complex issues in plumbing, electrical, carpentry, HVAC, or other trade areas as required.
  • Serve as a technical resource for maintenance staff to ensure work meets professional standards.
Resident Relations & Community Standards
  • Respond to escalated maintenance issues and resident concerns with professionalism and urgency.
  • Support community cleanliness and curb appeal by overseeing landscaping, trash removal, and groundskeeping.
  • Promote a safe and welcoming environment by proactively identifying and resolving safety hazards.
Compliance & Safety
  • Ensure compliance with all federal, state, and local safety regulations, including OSHA and Fair Housing guidelines.
  • Train team members on safety procedures and ensure use of protective equipment.
  • Maintain accurate documentation of incidents, inspections, and maintenance activities.
Multi‑site Maintenance Manager Qualifications
