Job summary

Barrett & Stokely, a real estate investment and management firm in Indianapolis, seeks a Property Manager to oversee all aspects of property operations from leasing to resident relations. You will lead a team, manage budgets, ensure compliance with Fair Housing laws, and coordinate maintenance, safety, and financial reporting for the property portfolio.

The role emphasizes strong leadership, budgeting acumen, and delivering high levels of resident service in a dynamic Midwest real estate

Qualifications

• High School Diploma or GED preferred.
• Two years of experience in multi-family management leadership or equivalent.
• Knowledge of multifamily property management practices and Fair Housing laws.
• Financial management skills: analyze statements, budgeting, forecasting and capex planning.
• Proficiency in MS Office Suite including Word and Excel.
• Outstanding leadership skills.
• Authorized to work in the US without sponsorship.
• Valid driver’s license preferred and reliable transportation.
• Ability to pass a criminal background check.

Responsibilities

• Oversee overall operations for the property across all lifecycle stages: addressing resident concerns, risk management, repairs, disputes and renewals.
• Manage the financial budget, leasing and marketing for the property assigned.
• Hire, train, supervise, evaluate, coach and discipline property staff as needed.
• Ensure excellent service levels to residents.
• Prepare and manage the comprehensive budget and maintain financials.
• Comply with local, state and federal laws including Fair Housing.

Essential Job Functions:

• Responsible for the overall operations for the property. Oversee all phases of the prospect/resident lifecycle including addressing and solutioning resident concerns, risk management, property repairs, resident disputes and renewal offers.
• Overall responsibility for the financial budget, all leasing and marketing aspects for the property assigned.
• Hire, train, supervise, evaluate, coach and, when necessary, provide disciplinary plans for all property employees.
• Ensure that all staff members provide the highest level of service to residents.
• Prepare a comprehensive budget and manage / maintain accordingly.
• Comply with local ordinances, state, and federal laws, including Fair Housing laws.

Qualifications:

• High School Diploma or G.E.D. preferred.
• Must have two (2) years related experience in multi-family management leadership role or equivalent combination of education and experience.
• Knowledge of multifamily property management practices and processes: Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, accounting principles, property safety, and use of property management and accounting software.
• Financial management skills e.g., ability to analyze monthly financial statements, develop operating budgets, forecasting and capital expenditure planning.
• Must be proficient in MS Office Suite including Word and Excel.
• Outstanding leadership skills.
• Must be authorized to work in the US without company sponsorship.
• Valid driver's license preferred. Must have reliable transportation.
• Ability to pass a criminal background check is required.
